As proposed, the Farrington Heights development on North Adkins Avenue will seriously
degrade the livability of 1111 North Adkins, our family residence, and that of the
surrounding established neighborhoods. We have been the neighbors immediately to the
North for over 30 years, bordering the proposed multi-story residences.
Tall buildings with minimal setbacks so near our property line would cast a sun shadow on
the South wall of our home, including the living, dining, and family rooms of our home,
occluding solar heating and direct sunlight during winter months, and virtually eliminating
our privacy throughout the entire year. The dramatic increase in residential density would
irreversibly increase noise and tra?ic levels in the immediate neighborhood.
Of course, single story detached homes would instead be consistent with the surrounding
neighborhoods. If the City were to insist on multi-story residences, however, I strongly
recommend that the position of the new structures currently proposed along the North
border be transferred to the South side of this development, moving the interior access
road which runs through the development to the north side. That new road would then
border 1111 N. Adkins Ave. The north side of this road could provide a bu?er, better
separating our home from those new multi-story properties, and our living space might not
be in direct elevated view of rooms of those new residences. Those re-positioned new
residences, if placed at the south end of the development, would also be less crowded
themselves.
As proposed, the primary negative impact of this development falls on our adjacent family
home!
