I would like to state clearly up front. If single-level homes were to be built in this space, I would fully welcome the development. However, without adequate buffer space from existing properties, I strongly disagree that two-story homes be allowed to be built in this space! With my backyard bordering two of the proposed "block 1" lots, #5 & #7, I will lose the privacy in my back yard if two story homes are built. As an example, see attached photographs #1 & #2 from the Avebury development, which is on the north side of Danbury subdivision, bordering Pine road. See file: Photo-01-Avebury_two-story_home-boardering_single-level_home.jpg See file: Photo-02-Avebury_two-story_home-rear_view.jpg I don’t want something like this in my back yard! I find it telling that the current/previous land owners are communicating they do not want it in their back yard either by proposing, as part of the application, a green-space buffer between their existing homes and this proposed development. What about the rest of us neighbors? Another big reason that two-level homes do not work in this space is communicated by attached photograph #3. See file: Photo-03-Looking-east_to_west-showing_lower_elevation_of_existing_homes.jpg Photo #3 was taken while standing on Adkins road looking west across the proposed site. Please notice how much lower in elevation the homes on the other side of the fence line are. The site is naturally elevated higher than many of the homes it surrounds. Two-story structures will literally tower over several of the existing single- level homes that are already 4+ feet lower in elevation. Especially if they are allowed to build up to 28 feet high, as recommended in the most recent staff report. My home is 16 feet to the highest point. Why would this be OK? From the first zoning and planning meeting I remember one or more council members “reasoning” that they were ok with two-story homes being built close to existing single-level homes, because it has been done in other places in the city. I would invite you to think deeper about this. We should learn from our mistakes and not use them as excuses to continue making the same mistakes. 1 Lastly, the comment from the applicant that “single-level homes will not be financially feasible” needs more transparency. Without more understanding I assume this means they are going to do everything they can to get the most money out of this development. Even at the expense of others. Do we really want to let money be the driving factor here? I’m no expert in this area, but I would assume there would be a way to make single- level homes work. The Locust Grove Place development on the east side of the Danbury subdivision are all single-level. Additionally, the recently completed Prariefire subdivision, which is on Locust Grove road, north of Ustick, directly behind Meridian Fire Station #3, are all single-level. In the Prairefire development there 22 building lots on 3.16 acres. This tells me it is financially feasible! To whomever has the power to make the decision about whether or not to build two story homes. The seller, the applicant, the developer, the city. Whoever this is, please, please, please! Do not build two story homes due to greed and lack of foresight. Two story homes will anger all the neighbors for decades to come and will look completely out-of-place on this plot of land!
