RE: Vanguard Village West Short Plat Request
On behalf of Ahlquist Development, LLC,we are submitting an application for a Short Plat request. The
site is 21.78 acres, located near the intersection of West Grand Mogul Drive and South La Vista Lane
and identified as parcel number R8956280300. The existing site is vacant and recently subdivided as
part of the recorded Vanguard Village Subdivision Number 1 which was approved under H-2023-0071
with Development Agreement recorded under Instrument Number 2025-022884.The property is zoned
`M-E— Mixed Employment' and `C-G—General Retail and Service Commercial District'.
The short plat application outlines the layout for future tenants to purchase the needed combination of
lots scalable to their business needs. The plat includes 4 buildable lots. All lots and future proposed
buildings will be in conformance with all requirements and provisions of the UDC and requirements of
the previous approvals. Construction of the overall development is ongoing; approval of the short plat
will ensure prospective tenants are able to secure their desired parcel(s) to move forward with lot
specific development.
Agency requirements will be fully met and submitted for your review and comment as the project
continues. Initial meetings indicate that agencies are in alignment and agreement for the proposed
project; however, as additional needs arise, they will be mitigated and incorporated in the project
design. The engineering, architectural, and construction practices will be implemented with the
