Subject: Public Comment – Case H-2024-0072 (Hill’s Century Farm Townhomes) – Please Deny or Hold
Commissioners,
My name is Abigail Terrell, a South Meridian resident, and I am writing to voice my concerns and
respectfully request that the Commission deny or postpone Rezone Case H-2024-0072 until all required
impact studies are completed and fully addressed.
My primary concerns include:
School capacity constraints
Traffic congestion and safety issues
Inconsistency with the City of Meridian’s Comprehensive Plan, which designated this area as C/R
for a reason and not for residential-only development
The applicant has not provided a complete Traffic Impact Study that evaluates peak-hour conditions. The
Rezone Checklist requires this analysis before consideration, and without it, the application remains
incomplete and premature.
The Comprehensive Plan emphasizes compatible neighborhood transitions, adequate public facilities,
and balanced commercial services. South Meridian continues to experience a shortage of commercial
development, and adding high-density residential housing without accompanying services contradicts
these planning principles. This growing area still has many unmet commercial needs that would be
further strained by additional residential density.
I respectfully ask the Commission to conduct its due diligence, ensure that all required studies are
completed, and verify that conditions in South Meridian will remain safe, functional, and supportive of
the residents who live here.
Thank you for your time and your service. Please confirm receipt of this correspondence and include it in
the public record for Case H-2024-0072.
Sincerely,
Abigail Terrell
