Good afternoon: I am writing to ask that you deny the high density townhome rezone for Brighton Development in South Meridian. Hopefully you recall the concerns of the neighborhoods surrounding this area when CBH worked so hard to put high density housing, townhomes and apartments across from the St. Luke's facility with cross streets Hillsdale Lane & Amity. During those discussions it was brought up by Becky, the CBH engineer, that CBH did not want to compete with Brighton regarding commercial space in the general area and therefore wanted to cram more high density housing in place of more commercial space. It was ultimately approved by Meridian City Council for CBH to put in their bare minimum, high density subdivision. As feared, very little excavation was done, very few homes have covered patios and their front landscaping is just rocks and tiny twigs. It is currently still in process of being built and has MANY homes available for sale that have been sitting on the MLS market for quite some time. There is no need for more high density housing in this area. The information relied upon during the approval process for CBH to have less commercial and more high density housing is due to the fact that it was assumed the land in question tonight was zoned for commercial and would therefore be built in the future providing businesses that support the dense housing and multiple neighborhoods already approved. This area NEEDS more commercial, not less. Additionally, Hillsdale Lane cannot support the additional traffic 70 townhomes would produce. If you do go forward with the rezoning, there MUST be improvements made to Hillsdale Lane to include additional lanes and possibly another light to allow traffic to turn north heading toward Amity. Traffic currently queues 7-10 cars deep on Hillsdale Lane waiting to turn onto Amity. This line of vehicles would be directly in front of the proposed entrance/exit from the townhomes onto Hillsdale Lane further congesting the area making it harder to see pedestrians and kids. Finally, the strain on the designated schools will further overpopulate them, increasing class sizes and congestion. While my opinion is that Brighton designs and builds beautiful neighborhoods and I'd much prefer seeing their quality builds over CBH any day, this rezone is not something that will better this area. I urge you to deny the rezone and keep this land commercial. Thank you for your attention to this matter, 1 Amy Johnson South Meridian Resident 2
