On behalf of our clients — Mondt Properties, LLC and Riverwood Homes Inc. - we are pleased to submit the
above referenced Final Plat application for the Mondt Meadows Subdivision (hereinafter the "Project" or
"Development"). Please accept this letter as the written narrative required with this final plat submittal.
On May 6, 2025, the City Council approved the Annexation, Comprehensive Plan map amendment,
Preliminary Plat, and Private Street proposals for this project, H-2024-0067. The Development Agreement,
instrument#2025-041186, was approved on June 6, 2025. The project encompasses 10.25 acres located
north of E. Lake Hazel Rd and west of S. Sublimity Ave and has R-2 and R-4 zoning designations.
The final plat and associated improvement plans are in substantial conformance with the approved preliminary
plat and meeting all conditions of approval.
The improvement plans comply with all requirements of the Unified Development Code, and are in
conformance with acceptable engineering, architectural and surveying practices and local standards.
In summary, the final plat and improvement plans included with this submittal are in substantial compliance
