Veriance .Narrative
,
This varia~ request is for a proposed building at 35 E Ada Street in dOllWntown Meridian. The
building is to be used as a home and business for Nathan Barnes. The variance is being
requested in order to construct the building toward the back of the property in order to avoid a
covered ditch running along the front of the property. The variance also addresses the size of the
parking pad required for an enclosee garage.
A portion of the Rutledge Lateral runs diagonally across the front (nOOh end) of the property. This
prohibits construction toward the front of the proll9rty, and orientation of the building from lot line
to lot line. Adequate space is available to construct the building on the southwest corner of the
property. If the building were to be positioned along the west lot line, it would sit approximately 46
% feet from the front of the property, 31 feet from the east lot line, and 8 feet from the back of the
property.

The garage at the back of the building will be 8 feet from the alley. A 10' x 20' parking pad is
required for a single enclosed garage, but is not possible given the placement of the building.
However, there will be adequate room for fire, health, and other public vehicles to pass
unobstructed. According to the fire department, 20 feet of alley spare is required for truck access.
With a 16 foot wide alley and an 8 foot setback on the gar3ile, there should be sufficient room
availab6e for access.
The building design will meet the criteria set forth in the Unified Development Code and
Downtown Design Guidelines. The building will be clad in stucco with a two-tone color scheme
alternating in light and dark rows. Brick columns will rise along the front east and west corners of
the building. Window cover/iie will be 50% for the first floor and 20% for the second floor. Four
parking spaces located at the back of the property will service the business. A pedestrian
walkway will be proviMd from hia Street to the primary entraQCe, and another walkway will ~
provided from the parking area to the entrance.

<;;OMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11-5A-5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.
The applicant shall submit proof of property pt)sting in the form of a notarized statement and a
photograph of the postina to the City no later than seven (7) days prior to the public hearing
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
which the sign(s) had been posted.
I am aware of the above requirements and will comply with the posting requirements as stated in
UDC 11-5A-5.
