Dear Ms. Allen and Members of the Commission,
For clarification of our requested action: the concern is not with the applicant’s turnaround inside the
new plat, but with the effect of that layout on the adjoining southern properties. As proposed, the Cherry
Blossom East configuration would remove the physical space necessary for the southern corridor to ever
achieve the 20-foot fire-lane width or independent turnaround required under IFC § 503.2.1 and UDC §
11-6C-3(E)(4)(a), preventing those homes from maintaining or attaining code-compliant access within
their own boundaries.
Accordingly, please postpone or condition approval of H-2025-0030 until the applicant demonstrates full
compliance with IFC § 503 and UDC § 11-6C-3—verified by written agency approvals—in a manner that
does not impair the ability of adjacent southern properties to meet those same standards independently.
