Dear Members of the Meridian City Council, My name is Jessica Pirc, and I live at 6560 N. Oakstone Ave. I am writing regarding the proposed Boise Co-op development directly behind my home. While I value the addition of a Boise Co-op to our community, I have serious concerns with the current site plan: Privacy and Quality of Life: The current landscaping and fence heights are inadequate. As currently designed, the parking lot will feel as though it sits in my backyard. This creates major issues with noise, headlights, and a loss of privacy for my family. Noise, Lighting, and Traffic Impact: Without additional buffers, we anticipate significant disruption from car noise, headlights, and increased traffic flow so close to our home. Traffic & Safety on Black Cat and Waverton: The limited access points into the development will inevitably push additional traffic onto Waverton. My son, along with other neighborhood children, must cross Waverton daily to reach the public elementary school bus stop. Increased traffic flow here poses a significant safety hazard. I have attached a video from my yard to help illustrate how visible and intrusive the development will be without additional screening. I respectfully request the Council and planning department reconsider elements of the current design, including: Taller fencing and more robust landscaping buffers with mature trees/shrubs. A reevaluation of access points to minimize traffic being funneled onto Waverton. Greater consideration of residential impacts, particularly around school routes. Thank you for your time and for considering these important neighborhood concerns. I believe that with thoughtful planning, this development can be a benefit to Meridian while still protecting the safety and quality of life of its existing residents. 2 I would like to share this content at the public hearing October 21, 2025 I will be sending 2 more videos in another email due to attachments sizing.
