(H-2025-0035)
Dear Members of the Planning and Zoning Commission,
My name is Scott Meeks, and I live at 2393 W. Apgar Creek Drive, adjacent to the
proposed commercial portion of the property at 2350 W. McMillan Road. I cannot
attend the hearing in person, so I ask that this letter be read into the record.
I am opposed to the Planning and Zoning application for Meridian LUXE
(H-2025-0035), which seeks rezoning of the property from L-O (Limited Office) to C-C
(Community Business District) with a plan for storage condos and 18 multi-tenant
commercial units.
The limited on-site parking will likely result in overflow parking on W. Apgar Creek
Drive, directly in front of my home. It also seems that extending N. Lolo Pass Way,
currently a dead-end street, will invite cut-through traffic whenever congestion on
McMillan backs up past N. Goddard Creek Way—something that occurs frequently. In
my view, McMillan Road should be improved to four lanes before any connection of N.
Lolo Pass Way is made, as these roadway improvements are necessary to service
any use beyond light residential development.
I understand the Planning Office has proposed restrictions on business types within
the commercial condos, but I'm concerned about how those restrictions would be
enforced. I don't want to have to go to the City each time a property owner blatantly
violates a use restriction, which appears to be the only enforcement mechanism
available.
This project would add traffic, noise, and congestion to what is now a quiet residential
area. I do not support rezoning for this use. However, if the rezoning to C-C is
approved, I would insist on at least a 10-foot sound wall, as the one-story homes
along W. Apgar Creek Drive have windows extending about ten feet above ground
level. A wall of that height is necessary to provide an effective sound and visual buffer
between the development and our neighborhood.

preserve the livability and safety of Meridian neighborhoods.
