Dear Planning and Zoning Members, I am writing to respectfully oppose the rezoning of the lot at 2350 W McMillan Rd., directly behind my house, to Community Business District (C-C). When my husband and I purchased our home, the lot in question was zoned for Limited Office use, which was an important factor in our decision to move into this area. I am deeply concerned that such a change would significantly increase traffic in an area that already has limited road capacity and infrastructure. McMillan road has only one lane in each direction and during rush hours it is already extremely congested. Additional commercial traffic would make the situation even more challenging and could impact safety and quality of life for nearby residents. In addition, based on the proposed plan for the commercial center, there does not appear to be sufficient parking for the 18 commercial units. This raises concerns that overflow parking will occur along nearby residential streets, including directly in front of our homes, creating congestion and reducing accessibility. Another important issue is noise. Commercial activity, deliveries, and extended operating hours would introduce a level of noise that is incompatible with this quiet residential neighborhood. This would affect not only the comfort of nearby homeowners but also the overall character of the area. If the City does approve the rezoning application, I respectfully request that a 10-foot-high wall be required along the property line behind the houses to provide adequate noise reduction, privacy, and separation between the commercial and residential areas. Additionally, operating hours should be limited to between 8 am to 8pm. I appreciate the City’s attention to community impacts and hope that the original zoning intent of maintaining a low intensity office area can be preserved.
