The following is a fannal requast for Meridian City Counc.i1 to reconsider their denial of the
preliminlT)' plat that wu presented on April 4~ 2007. The denial that this reconsideration request
refers to is included. on the Findings 01 PQct and Conclwiom of Law Decision tmd Onler Denial
for Cue No. PP06.064 dated April ~ 7. 2007.
This property is currentJy annexed into the City of Meridian aDd zoned R.-4. 'the Preliminary
Plat presented met the requirements established by the Meridian Unifonn Development code for
lot size, frontage width and uie. 'The road alignment that was presented was in compliance with
ACHD staff TeClomm\mdatioD.s and with the City of Meridian staff recommendations with regard
to a future road connection to the property to the west. The tuture connection to the property to
tbe west was d.iscussed at the pre.application meetins on July 10~ J006. The option to combine
this property wi.th the property to the we$t to create one subdivision were decJJned by the
property ownor to the west.
The reason for denial of the preliminary plat as stated in the Pindings ofFset is as follows:

Tn response to the denial and roasonins for denial, the applicant would like to present the
following resolution.
The developer agrees to impTOVe lbe easement and common lot with Jow landscape. The 8ides of
the common lot shan include four foot maximum height fences with open faces d.efined by
CC&R's established for the subdivision. The CC&R. will also require I 20 foot setback from the
street right of way to tho beginning of fencing aOJaccmt to the COmDlOU lot.
In addition to the deve]~ent of the common lot, tne developer apes to define arcbne~ra1
requirements in the CC&.R's recorded with the subdivision.
