The following documents are included in this package of neighborhood meeting information: • Neighborhood Meeting announcement, mailed on April 12, 2025 • Neighborhood Meeting Sign In Sheet • Copy of the display board of the proposed project (all high end storage condos). This display board was presented at the neighborhood meeting. • Copy of the display board showing the proposed architectural style proposed for the storage condos. This display board was presented at the neighborhood meeting. • Notes taken during meeting based upon the comments from the neighbors. Note that the neighbors in attendance generally supported the project and liked the low impact to traffic. A second preapplication meeting was held with Meridian staff the day following the neighborhood meeting. During this meeting staff indicated that they would not be able to support the project as proposed and recommended that we include some commercial development in the proposal. Staff also told us that they had received comments from neighbors that opposed the project and wanted to see a development that could bring some commercial services to the area. In response to these comments, we revised the proposed development to include both an area for high-end storage condos and an area for commercial uses. In lieu of holding a second neighborhood meeting, we sent out a second notice along with the proposed development layout and requested people to provide their comments in writing. The following documents associated with the revised layout are included with this package: • The Neighborhood Development Information mailer sent to neighbors. This mailer provided development information and requested comments. This mailer was sent on May 30, 2025. • The conceptual site plan for the commercial and storage condo development included in mailer. • Responses from neighbors (only one response has been received to date. McMillan Road, Meridian, ID. At that meeting we pre- sented our proposed project of high-end privately-owned storage condos. While we received generally positive comments from the neighbors who attended the meeting, we were noti- fied that other neighbors expressed their opposition to the project directly to the City planning staff. Further- more, the City planning staff did not support a project that would be entirely privately owned storage condos and encouraged the developer to include other uses (commercial, office, etc.) as part of the proposed devel- opment. The new site plan on the other side of this letter represents the revised conceptual plan. The pro- posed zoning district is Community Business District (C-C). The west side of the project will be commercial condos which can be purchased and used for those uses allowed in the C-C district. The east side of the pro- ject will be high-end storage condos, which will be privately owned and maintained by a condo-owners associ- ation. Please refer to Section 11-213-2 of the Meridian Code of Ordinances for the allowable uses in the C-C zone. There are 19 commercial condos proposed. A business could occupy a single or multiple condos. The image below is a conceptual photo of the storage condo office. The City does not require a new neighborhood meeting prior to the submission of our revised application, but since the plan has changed significantly based upon the comments received, we want to provide you with the updated plan and give you an opportunity to provide additional comments. My husband and I moved from Boise because we could never get out of our subdivision, even though we had two ways to exit. We contacted ACHD, and they said they had no plans to put in any traffic lights, and they never did. We still drive by our old place from time to time, and, with all the new development in the area,the traffic is even worse. So, any way you can get ACHD to put in a traffic light at the entrance/exit point of your development, especially since it sounds like there will be offices and other types of those businesses included? Even now, it is difficult for us to get out of Kelly Creek at certain times of the day when the traffic is thick. Dr. L.L.
