Broadway Ave. Meridian, ID, 83642 Re: Annex and Zoning Application 4255 N Ten Mile Rd., Meridian, ID, 83646 Dear Planning Staff, Please see responses to review cycle one below: Comment Response 1. The detail is not shown on page A-1.0 as indicated in the response letter. In addition, the specific use standards for self service, storage facilities require the storage to be completely fenced, walled, or enclosed AND screened from public view. Since Doc Lane is not a public road, the wrought iron fence should be suitable depending the detail being provided. R1. Wrought iron fence is being proposed. Please see fence detail on sheet A- 1.0. A vinyl fence is proposed along the neighboring properties to the south and west. 2. The hours of operation restriction is for both uses. The specific use standards for a self service, storage facility states public hours of operation shall be limited to 6 am to 11 pm. This will be a condition of approval and was discussed prior to submittal. R2. Understood. 3. Thank you for adjusting the plan. There is still adequate room to fit 5 feet on landscaping on the whole southern boundary of Doc lane with the sidewalk. This can either be adjusted or a condition of approval. Please let me know how you would like to proceed. R3. A 5’ landscape buffer has been added to the south side of Doc Lane. The photometric plan and lighting cut sheet are not included as stated in response letter. R4. Please see the attached photometric plan and lighting cut sheet. 5. If you wish to phase the project, you will need to submit a short plat to subdivide the property. Currently, the property is one parcel for development purposes. You can install all of the site improvements and phase the building, but all site improvements will be required (paving, landscaping, striping, fencing, etc.) R5. The developer would prefer not to split the parcel. The applicant requests that all required site improvements be a condition of occupancy on the phase I buildings depicted on the phasing plan. Please see revised phasing plan on sheet A-1.0 6. My target hearing dates will be either August 7th or 21st. R6. Due to the timing of the real estate transaction, the August 7th date would be preferred. Please contact our office with any questions you may have in reviewing the application materials.
