To whom it may concern,
The applicant is proposing to subdivide an existing commercial lot, approximately 1.59
acres in size, located at 3147 W Belltower Dr., into four (4) separate commercial lots.The
purpose of this subdivision is to create individual parcels to accommodate commercial
office development opportunities while maintaining cohesive site access, shared
infrastructure, and consistent site design.
The subject property is currently zoned L-O and is currently vacant. The property is
bordered by the Polaris Learning Center(daycare facility)to the north, and the Turin Plaza,
to the south.The Turin Plaza, completed in 2023, is a similar commercial office project
consisting of four(4) separate office buildings.
Access to the site will be provided via a shared drive running north and south from W
Belltower Dr., on the east side of the property. A cross-access easement and cross-parking
easement will be established across all four lots to ensure internal vehicular and
pedestrian circulation.
The site currently has access to all needed for public utilities and services. Each newly
created lot will have access to these utilities, with easements established as necessary to
maintain service continuity across the development.
The proposed subdivision is consistent with the existing zoning and surrounding land uses.
The division of this lot will promote commercial development in accordance with the City's
Comprehensive Plan, contributing to the economic vitality of the area while preserving
access, utility service, and site functionality.
This application respectfully requests approval of the proposed four-lot commercial
subdivision.The applicant is committed to working with City staff and other agencies to
ensure that the project meets all applicable requirements and contributes positively to the
Meridian community.
