HomeMy WebLinkAboutNarrative V3 DC Management & Consulting Project Narrative St. George Mixed-Use Development- Meridian, ID The applicant proposes a 2-acre phased mixed-use development at the northwest corner of South Topaz Avenue and East Overland Road in Meridian.This highly visible location sits just west of a recently approved restaurant and benefits from strong regional access and proximity to major centers including Silverstone Corporate Center and Eagle View Landing along 1-84. The property is designated Mixed Use- Community in the City of Meridian Comprehensive Plan,which encourages thoughtfully integrated residential and commercial development in walkable,connected nodes. To support these goals,the applicant is requesting: -Annexation and rezoning from R-1 to C-G (Commercial General) - Phase 1: Construction of a 4,950 sq.ft. commercial building that includes a restaurant and future tenant space - Future Phase: Construction of multi-family residential units on the western portion of the property This proposal supports key goals of the Comprehensive Plan and Area Development Plan by: -Activating a key commercial corridor with high-quality infill development - Promoting a horizontal and vertical mix of uses - Supporting walkability and housing diversity within a growing commercial node The development will include a package of community-serving site amenities that promote connectivity,sustainability,and active lifestyles: -A bike repair and tire check station (self-service stand with air pump and tools) -A barbecue/picnic grill area to encourage outdoor gathering -A pet waste station with cleanup bags and disposal to support cleanliness and responsible pet use High-quality architecture,thoughtful landscaping,and pedestrian-friendly design elements will ensure the project fits the character of the area and provides long-term value to the neighborhood and the City of Meridian.
