Project Narrative
The applicant proposes a 2-acre mixed-use development located at the northwest corner of
South Topaz Avenue and East Overland Road in Meridian.This location benefits from
excellent visibility and accessibility,situated just west of the recently approved commercial
restaurant project and within close proximity to major regional centers including
Silverstone Corporate Center to the south and Eagle View Landing to the north along I-84.
The site is designated as Mixed Use- Community in the Meridian Comprehensive Plan.To
align with this designation,the applicant is requesting the following:
-A rezone to R-15 to support integrated residential density,
-A conditional use permit for an 8,000 sq.ft. commercial building with four vertically
integrated residential units above,
-And a conditional use permit for nineteen (19) multi-family residential units.
This project aims to deliver a well-balanced mix of housing and neighborhood-serving
commercial uses that reinforce the intent of the Mixed Use Community designation.The
inclusion of vertically integrated residential units above commercial space supports
walkability and efficient land use,while the additional multi-family units respond to
growing demand for varied housing types in the area.
The proposed development is designed to blend seamlessly with adjacent uses:
- The restaurant/commercial project immediately to the east sets a compatible commercial
tone along Overland Road.
- The Silverstone Corporate Center to the south and other nearby employment hubs create
demand for nearby services and housing.
- The site layout, access,and building placement have been thoughtfully designed to support
both vehicle circulation and pedestrian connectivity.
This mixed-use concept not only aligns with the City's long-term vision but also contributes
to a vibrant,sustainable,and integrated community fabric.The applicant believes this
project will serve as a valuable addition to the area and respectfully requests favorable
consideration of the application.
