of the Southeast 1/4 of the Southwest 1/4, of Section 16, Township 3 North, Range 1 East,
B.M., Ada County Idaho. Being further described as follows:
BASIS OF BEARING:
The South line of the Southwest 114 of Section 16, Township 3 North, Range 1 West, Boise
Meridian, derived from found monuments and taken as South 89114'13"East with the distance
between monuments found to be 2663.69 feet.
BEGINNING at a point on the Northerly Right-of-Way of E. Overland Rd. from which the South
1/4 Corner of Section 16, Township 3 North, Range 1 West, B.M., bears South 81°06'17" East,
a distance of 282.45 feet.
Thence along said Northerly Right-of-way, North 89'14'13"West, a distance of 203.39 feet;
Thence leaving said Northerly Right-of-Way, North 00°51'51" East, a distance of 399.67 feet;
Thence South 89'13'37" East, to a point on the Westerly Right-of-Way of S. Topaz Ave, a
distance of 204.33 feet;
Thence along said Westerly Right-of-Way the following Four(4) Courses:
South 05°13'51" East, a distance of 98.31 feet;
Southerly along a tangent curve to the right with a radius of 975.00 feet, a central angle
of 05°09'12", an arc length of 87.69 feet and chord bearing of South 02°39'15" East, a
chord distance of 87.66 feet;
South 00°04'39" East, a distance of 46.63 feet;
South 00°04'51" East, a distance of 147.45 feet;
Thence Southwesterly and leaving said Westerly Right-of-Way, along a tangent curve to the
right with a radius of 20.00 feet, a central angle of 90°50'38", an arc length of 31.71 feet and a
chord bearing of South 45020'28" West, a chord distance of 28.49 feet to the POINT OF
BEGINNING.
Said parcel containing 87,060 square feet or 2.00 acres, more or less and is subject to all
existing easements and/or rights-of-way of record or implied.
