Broadway Ave. Meridian, Idaho 83642 RE: Little Creek Subdivision No.2 Final Plat Modification Application Dear Sonya, This is a request for a Final Plat Modification of the Little Creek No. 2 final plat. This request is being made due to a boundary change for the subdivision that occurred when right-of-way (ROW) along Locust Grove Road was dedicated by the owner of the property in 2023. The original final plat application for Little Creek Phase 2 was signed by Meridian's City Engineer and City Clerk on 7/23/21. After Meridian signed the final plat mylar, the plat was sent to the Ada County Surveyor and numerous corrections were required for the plat. Several rounds of revisions were submitted to the County Surveyor during this time and issues regarding the plat were addressed. During the County Surveyor's final review of the plat for Little Creek No. 2 it was discovered that ROW had been dedicated to ACHD along Locust Grove Road on 1/10/2023 and that the boundary of the plat had changed. The owner of the property was not aware that the ROW dedication that was requested by ACHD would impact their ability to finish and record the plat for Little Creek No. 2. The County Surveyor contacted J-U-B and the City of Meridian to determine how to resolve the boundary change;the property owner and the County Surveyor were advised that Meridian's approval of a Final Plat Modification would be necessary before the plat could be recorded. 2760 West Excursion Lane, Suite 400, Meridian, ID 83642 W www.jub.com P 208.376.7330 ----�- J I ear L J ''r L r . J-U-B FAMILY OF COMPANIES The change to the boundary of plat along Locust Grove Road is the only change that has been made to the Little Creek No.2 plat; the lot counts for the subdivision remain the same and the plat still meets all dimensional and open space requirements.
