Thank you for reaching out and sharing your thoughts about the proposed project. Your email has been received by
the Mayor’s Office. Because this project is part of an open application, the Mayor and City Council members are
prohibited from commenting outside of the public hearing process. That said, we take public feedback seriously
and want you to know that we have received your email and have read your comments.
Your email has been forwarded to our City Clerk and will be included in the project public record. As you may be
aware, the City does not determine which food service or business locates at a property, the City regulates the
land use of various properties while businesses decide to locate at given sites or areas based on market
conditions. This project’s City Council public hearing is currently scheduled for Sept 9. Additionally, we invite you
to check the City’s website, meridiancity.org for any upcoming public hearing notices and additional information
regarding the development. I have also copied the Planning Department if you have additional questions on
hearings, or should that date change.

Hi -
We live in the Bainbridge neighborhood that would be greatly impacted by approval of In-N-Outs
request. I have no problem with In-N-Out, but not in a residential area where Costco (one of the
highest traffic retail outlets) already resides. My concerns:

The Costco area can barely handle the existing traffic flow. We’re concerned about traffic
getting to and from the proposed location.
The safety issues involving 2 very busy City parks and 3 school bus stops within 700 feet
needs to be considered. Is it going to take a serious accident involving a child before this point
is seriously considered?
ACHD’s own study from 2017 did not envision this level of drive thru density and the possibility
of In-N-Out—they had NO Idaho expansion plans in 2017, much less into residential areas.
In-N-Out’s own “traffic study” they provided was conducted over 4 days in December 2024—
specifically to rule out the foot traffic and car traffic that inundate the area during Spring,
Summer and Fall.
Prior to the Planning & Zoning hearing, our Bainbridge community survey revealed 80% of our
respondents were OPPOSED to that location. During the Planning & Zoning process, about
96% of the hundreds of public comments from the 6 surrounding neighborhoods were
OPPOSED to that location. My understanding is that the city council should represent the will
of the people who elected them.
There are many, many different alternative locations. Don't give in to In-N-Out pushing
back. Let's focus on doing what is right for the people/neighborhoods rather that worrying
about tax revenue.
I would think we should listen to the concerns of the Planning and Zoning Commission and
force In-N-Out to look elsewhere in Meridan, in a more retail friendly location that could
effectively handle the massive increase in traffic they will generate.
