Ref#6 Water Modeling—utility easements:
If Easement is required within right-of-way, HLE will prepare Easements and submit them for recording
after water main routing location is approved. Easement modifications n+B2:E26eeded internally are
noted.
Ref#7 Legal Description—separate exhibit map:
See included Legal Descriptions. One document for each zone as requested.
Ref#8 MPD Review—entry point access:
It is noted to provide emergency entry point access hardware at main entry doors for first responders to
be able to access living areas if occupants are unable to unlock the opening. A multi-technology keypad
will be specified on future building permit drawings.
Ref#9 Planning Review—zoning clean up:
See updated Rezone Exhibit showing both Rezone Areas.
Ref#10 Planning Review—short plat application:
The short plat application is submitted and received under SHP-2025-0002.
Ref#11 Planning Review—number of bedrooms:
The Live/Work buildings will be developed as a shell structure first, with the future tenants who
purchase the units responsible for designing and building out the commercial and living spaces. With
that, the owner plans to market the living spaces as an optional studio (open single bedroom), 1-bedroom
or 2-bedroom units. We've completed several living area layout sketches, and the 24'-0"width of the
units is not conducive to anything more than 2-bedrooms. The proposed parking count on Sheet A1.00
accounts for the 1.5 spaces per living unit(2-3 bedrooms). This would be the worst-case scenario in
terms of the number of parking spaces required,but it assumed that many of the units will be built-out
with a studio or 1-bedroom arrangement. The commercial side parking is computed as 1 space per 500
gross square feet as you have mentioned and is added to the residential parking count for a total required
parking count of 58 spaces.
Ref#12 Planning Review—proiect phasing:
It is noted that the narrative can be confusing in terms of the timing of the phases presented, specifically
Phases 2B (additional live/work) and 2C (hotel). It is intended that the additional live/work buildings
will be independent of the hotel in terms of phasing and timing. It is understood that each subsequent
phase after the initial 2A build-out may trigger additional site improvements not directly tied into that
particular phase. Another short plat may be employed if deemed appropriate.

Ref#13 Planning Review—planter island widths:
All planter islands between parking spaces are revised to measure a minimum of 5 feet clear from inside
of the curbs. See updated Architectural Site Plan for dimensioned planters.
Ref#14 Planning Review—2"a trash enclosure:
See updated Sheet C3 and Architectural Site Plan for additional trash enclosure located on the south
side of the development.
Ref#15 Planning Review—dimensioned site plan:
See updated Improvement Drawing Sheet C3 and Architectural Site Plan for dimensions added to
plans.
Ref#16 Planning Review—ground coverage material:
See updated Landscape Plans. Details for the ground cover(mulch) around trees and shrubs are located
and specified as "6. Planter Bed Mulch: ...3" depth of black and tan mini rock mulch" on Sheet L150.
Ref#17 Planning Review—future plan for property south of Fivemile Creek:
The owner has indicated to me that they do not have final plans for the portion of the property south of
Fivemile Creek. A land swap was offered to the landowner to the south, but that exchange did not
progress beyond an initial discussion. At this point, the owner is undecided, wanting to keep future
options open for a possible sale or property swap.

Ref#19 Planning Review—pedestrian connection to multi-use pathway:
There are multiple crossings of the drive isle shown. Due to the grade separation caused by the no rise
area along the channel, we are unable to route directly to the path without stairs or ramps until the final.
Ref#20 Floodylain Review—finished floor elevations:
Finish Floor Elevations have been updated on the Landscape drawing to match improvement drawings.
Floodplain permits will be submitted.

Ref#21 Parks Review— retaining wall:
Coordination regarding easements and retaining wall with the Nampa& Meridian Irrigation District is
ongoing. Plans are updated to remove handrail extensions from clear route-of-travel of path, and
location for a future Ada-compliant pedestrian ramp to path is indicated.
Ref#22 Wastewater Modeling Review—sewer service question:
Sewer Service is unnecessary and removed from drawing.
Ref#23 Wastewater Modeling Review—flow capacity:
Among the three phases proposed for the full site, the first phase (2A), includes 15 total living units in
the Live/Work building. Those units will be sold as shell properties, with the future owners deciding the
number of bedrooms in each unit. With that, it is realistic to assume that the maximum number of
bedrooms that can be achieved in a single unit is two (see Ref# 11 above). Other options include an
open"studio"type unit or 1-bedroom. The second phase is additional live/work buildings, and the final
phase is a hotel. Here is a breakdown of the three proposed phases and number of units/hotel rooms:
Phase I(2A): 2-bed units= 15 total
Phase II (2B): 2-bed units = 12 total
Phase I& II: 2-bed units =27 total
Phase III (2C): hotel rooms =+/- 65 rooms
Again, it should be noted that of the 27 proposed living units in the live/work structures, they will vary
from 1-bed to 2-bed units. I've listed 2-bed units here as the worst-case scenario for wastewater
modeling.
Ref#24 MFD Plan Review—fire department access:
A Fire Department Access Plan was created for the Short Plat application and is now included in this
submission.
Ref#25 ACHD Review—awaiting staff report:
Noted.
