I am a resident of Bainbridge in NW Meridian. Directly adjacent to the proposed In-N-Out location. I am very concerned about the traffic flow in and out of the Costco complex. There are times when traffic backs up from the stop sign to the empty lot, RIGHT NOW! There are times when the traffic backs up from the empty lot out onto Lost Rapids, RIGHT NOW. There are times RIGHT NOW when the road out of Costco, turning on to Lost Rapids backs up to the stop sign and beyond. There have been enough accidents already at 10-mile and Lost Rapids and the road between Mountain America Credit Union/Cafe Rio and 10-mile without adding the level of traffic load expected with an In-N-Out and the expected additional million visitors to this corner. The proposed location is within 700 feet of three school bus stops and two very busy nearby parks. The safety concerns for the traffic impacting these items cannot be discounted. In-N-Out’s own “traffic study” was conducted over 4 days in Winter (December 2024), specifically not taking into account the foot traffic and car traffic that inundates the Costco complex during Spring, Summer, and Fall. th In-N-Out would represent the 11 drive thru within the Costco complex. The City’s vision for this development was to create retail space with a few drive thru accessories, not to create “drive thru central” in northwest Meridian. We NEED retail stores, not another fast food chain. During the Planning & Zoning process, about 96% of the HUNDREDS of public comments from the 6 surrounding neighborhoods were OPPOSED to this location for In-N-Out. Bainbridge's survey had 80% opposed to this location. In-N-Out is too late to the party for this location. The corner at Lost Rapids & Ten Mile is a uniquely problematic location for the additional traffic load In-N-Out would represent. There are plenty of lots available in Northwest Meridian with better access and zero impact to residential areas. These areas could be planned around In-N-Out instead of trying to wedge one into a place that was not developed to accommodate this kind of operation being added on to existing businesses.
