The City of Meridian has requested feedback regarding the proposed annexation with zoning of R-
2 (Low Density Residential) and R-8 (Medium Density Residential), and a preliminary plat for the
Solara Estates Subdivision,which will consist of 14 single-family lots and five(5)common lots on
15-acres on Parcel Nos. S 1132223130, S 1132223210 and S 1132223320 located east of S Locust
Grove Road and south of E Amity Road, within the City's Area of City Impact.
Ada County is supportive of the application due to the proximity of the site to existing public
services. Goal 2.2f of the Ada County Comprehensive Plan encourages residential development to
occur at urban densities within Areas of City Impact where public facilities are available. As the
Future Land Use Map of the Meridian Comprehensive Plan, as adopted by Ada County, designates
the site as Low Density Residential, which is primarily intended for single-family homes at densities
of two to four dwelling units per acre and the proposed gross density of the project is 1.44 units per
acre, the application is compatible with the comprehensive plan.
The layout of the development also complies with many of the goals of the Meridian
Comprehensive Plan with the proposal to dedicate over 9.9% of the site as open space with
amenities that include a playground and a pathway along S Locust Grove Road are supported by
Goal 2.02.00, which encourages safe, attractive, and well-maintained neighborhoods that have
ample open space; and Goal 3.07.02H, which encourages planned paths are built out as adjacent
land develops.
The proposed stub street to the east and stub street to the south are in compliance by Goal 6.01.02C,
which requires new development to establish street connections to existing local roads and
collectors as well as to underdeveloped adjacent properties.
