Dear Resident,
Prior to the submittal of a development application, City of Meridian Code requires a meeting between the applicant and neighbors
for certain types of development.The developer and design team would like to meet and review the development plan of the
property at the Northwest corner of W.Chinden Blvd.and N. Black Cat Rd., Meridian, ID 83646,as shown on the attached vicinity
map.The proposed project includes a single-lot subdivision for the future construction of commercial/retail services in the
previously-approved C-C zoning on approximately 5.2 acres.Additional site, roadway, and landscape improvements will be
constructed as part of the subdivision and property development.This parcel was part of the Fairbourne Subdivision project that
was previously approved, but this final single lot was never recorded as a final plat with Ada County, and the preliminary plat that
established the lot has expired,which now requires the owner to obtain a preliminary and final plat for the single lot in order to
submit a development plan for commercial/retail uses through a Certificate of Zoning Compliance to ensure the future buildings and
site comply with the existing Development Agreement, as well as the applicable sections of Meridian's Unified Development Code.
Access for the project site will be via N. Black Cat Rd. and W.Waverton Dr.through existing curb cuts.The existing emergency access
route that exists on the site will remain to ensure the safety of adjacent residents. Ultimately,the owner's proposal will establish a
grocery store and two other commercial/retail businesses(to be determined)on the site,as shown on the preliminary site plan
attached to this letter.
The developer and design team will be taking the opportunity to discuss the project specifics, receive feedback and comments,and
provide answers to questions concerning how this infill redevelopment will continue the improvement of spaces within the City of
Meridian. If you are unable to make it to the meeting, please call or email and information can be provided directly to you.
This is not a public hearing, nor is the presentation or meeting being run by a public agency, and public officials will not be present. If
