A parcel of land lying within the Southeast Quarter of the Southeast Quarter of Section 31, Township 3
North, Range 2 East, Boise Meridian, Ada County, Idaho, being more particularly described as follows:
COMMENCING at the Southeast Corner of Section Corner of Section 21, from which the East Quarter
Corner of Section 21 bears North 00°30’34” West, 2,612.58 feet, thence along the South Line of Section
21, North 89°25'38" West, 420.49 feet; Thence North 00°28'48" East, 40.00 feet to the southeasterly
corner of the Plat of Fairbourne Subdivision No. 2, recorded in Book 119 at Pages 18316-18319, records
of Ada County, on the northerly right-of-way of West Chinden Boulevard the POINT OF BEGINNING;
Thence along the easterly boundary of said Fairbourne Subdivision No. 4, North 00°28'48" East, 643.88
feet to the exterior boundary of the Plat of Fairbourne Subdivision No. 1, recorded in Book 119 at Pages
18309-18315;
Thence along said exterior boundary the following nine (9) courses and distances
Along a curve of a non-tangent curve to the right, having a radius of 968.00 feet, a delta angle of
00°19'28", an arc length of 5.48 feet, and subtended by a chord bearing South 68°40'25" East,
5.48 feet;
Along a reverse curve to the left having a radius of 832.00 feet, a delta angle of 15°32'18", an arc
length of 225.63 feet, and subtended by a chord bearing South 76°16'50" East, 224.94 feet;
South 84°02'59" East, 149.61 feet;
Along a curve to the right having a radius of 16.00 feet, a delta angle of 88°30'02", an arc length
of 24.71 feet, and subtended by a chord bearing South 39°47'58" East, 22.33 feet;
Along a reverse curve to the left having a radius of 1,537.00 feet, a delta angle of 03°56'21", an
arc length of 105.67 feet, and subtended by a chord bearing South 02°28'52" West, 105.65 feet;
South 00°30'42" West, 114.14 feet;
South 06°13'20" West, 130.64 feet;
South 00°30'42" West, 189.98 feet;
South 45°32'37" West, 28.30 feet to the northerly right-of-way of West Chinden Boulevard;
Thence North 89°25'38" West, 350.49 feet to the POINT OF BEGINNING.
