External Sender - Please use caution with links or attachments. 1 I continue to be fully against the In-N-Out request and their recent request to have the Meridian City Council override the denial by the Planning & Zoning Commission of 2025 April 17. A lot of thought and considerations were put into this denial which should be considered to be relevant and supported by the present Meridian City Council. I’ve listed 7 points associated with my concerns below: 1. The corner at Lost Rapids & Ten Mile is a uniquely problematic location for the additional traffic load In-N-Out represents. There’s dozens of lots available in northwest Meridian with better access and zero impact to residential areas.  The CostCo development area can barely handle the existing traffic flow. We’re concerned about traffic getting TO and FROM the target site. In-N-Out’s ability to handle cars within their own lot is NOT our concern.  The safety issues involving 2 very busy City parks and 3 school bus stops within 700 feet cannot be discounted.  The approval the Adero Park neighborhood with a major intersection at Malta Road will put additional strain on north Ten Mile Road between McMillan and Chinden. In-N-Out would th represent the 11 drive thru with on the CostCo development. The City’s vision for that development was to create retail space with a few drive thru accessories, not to create “drive thru central” in northwest Meridian.  ACHD’s own study from 2017 did not envision this level of drive thru density and the possibility of In-N-Out—they had NO Idaho expansion plans in 2017, much less into residential areas.  In-N-Out’s own “traffic study” they provided was conducted over 4 days in December 2024—specifically to rule out the foot 2 traffic and car traffic that inundate the area during Spring, Summer and Fall.  Prior to the Planning & Zoning hearing, our Bainbridge community survey revealed 80% of our respondents were OPPOSED to that location. During the Planning & Zoning process, about 96% of the hundreds of public comments from the 6 surrounding neighborhoods were OPPOSED to that location. 8. In-N-Out has decided to initially modify their request to close at midnight and prevent overnight deliveries. While this prevents overnight noise and light pollution into the adjacent residential areas after midnight, it makes no difference to the biggest issue: over an additional million visitors to that corner each year. Also there is a problem with their suggested midnight which should really before 10 PM because the immediate area has a) many young families that have young children who go to bed before 10PM and b) many older individuals who go to bed before 10 PM. Stan, Thank you for reaching out and sharing your thoughts about the proposed project. Your email has been received by the Mayor’s O?ice. Because this project is part of an open application, the Mayor and City Council members are prohibited from commenting outside of the public hearing process. That said, we take public feedback seriously and want you to know that we have received your email and have read your comments. Your email has been forwarded to our City Clerk and will be included in the project public record. As you may be aware, the City does not determine which food service or business locates at a property, the City regulates the land use of various properties while businesses decide to locate at given sites or areas based on market conditions. This project’s City Council public hearing is currently scheduled for Aug. 12. Additionally, we invite you to check the City’s website, meridiancity.org for any upcoming public hearing notices and additional information regarding the development.
