We are writing to request that The City of Meridian disapprove the request by In and Out
Burger to override the April 14 denial by Meridian Planning and Zoning for the sale of land to
In &Out Burger on the corner of Ten Mile and Lost Rapids. We have owned a home and
been residents in Bainbridge Subdivision for 7 years.
None of the factors that resulted in a "no"decision on April 14 have significantly changed
other than the Adero Park Development has been approved. This development alone will
exacerbate the traffic on Ten Mile and contribute further to the traffic snarl at the
intersection of Lost Rapids and Ten Mile. The entrance and exit to Costco off of Lost Rapids
is increasingly becoming gridlocked. This entrance in combination with the Costco
entrance and exit off of Ten Mile is increasingly unsafe and unworkable.We and our
neighbors continue to askyou to turn down this purchase of land for an In &Out Burger
because:
1. This is a residential area and is not the right location for In and Out Burger. This
residential area includes two large public parks and bus stops in close proximity
that present safety issues for school children and pedestrians. Now, In &Out
cynically has offered to close at midnight rather than 2:OOam and have no overnight
deliveries after telling us at the first hearing that these items were non-negotiable.
These changes do not materially affect the negative consequences of placing an In
&Out Burger at this location.
2. The"Customer Flow"and "Traffic Studies"done by In &Out did not address the
entrance to and from Costco off of Lost Rapids. The traffic has increased
significantly since the last hearing and did not take into account the Adero Park
Development.
3. There is no way the Ten Mile entrance to Costco and the Lost Rapids Entrance to
Costco can handle the additional hundreds to thousands of additional cars daily at
an In &Out drive through. The City of Meridian originally planned to have retail
outlets with some drive through in the Costco development. There are already now
10 drive though establishments that contribute to backed up traffic.
4. There is already a large commercial retail area designated for businesses such as In
&Out Burger on the Southeast corner of Chinden and Linder Road. This area has
the least negative traffic and quality of life impact on residential homes and is
specifically zoned for retail restaurants.
Please consider that this is a residential area with an already burgeoning traffic problem
that would be exacerbated by the addition of In &Out Burger. Please vote against allowing
the purchase of land by In &Out to operate an In &Out Burger.
