Dear Council Members,
As a concerned Meridian resident, and one whose family will be deeply impacted by this location, I’m
asking you to vote no on the proposed In-N-Out location at Lost Rapids & Ten Mile. While I recognize the
business appeal, this particular site raises serious and legitimate concerns that should not be
overlooked:
This corner is already a uniquely problematic location for traffic. Dozens of other lots in NW
Meridian would better serve this business without impacting nearby homes.
The CostCo development area is already struggling with traffic flow. The concern isn’t how many
cars In-N-Out can fit in their lot—it’s the volume of cars trying to get to and from it.
There are 2 busy City parks and 3 school bus stops within 700 feet—this is a real safety issue
for our families and children.
The recently approved Adero Park neighborhood will add even more strain to north Ten Mile
between McMillian and Chinden.
This would become the 11th drive-thru in the CostCo development—far from the City’s original
vision for that area.
ACHD’s 2017 study never accounted for this level of drive-thru density or a business like In-N-Out,
which had no Idaho expansion plans then.
In-N-Out’s own traffic study was conducted in December, intentionally avoiding the heavier
traffic seasons of spring, summer, and fall.
A Bainbridge community survey showed 80% opposed, and during Planning & Zoning, about 96%
of hundreds of public comments from 6 neighborhoods were opposed as well.
Modifying hours and deliveries doesn’t address the core issue: this location could draw over a
million additional visitors to an already overburdened intersection.
Please listen to the voice of the residents most impacted and vote no on this location. We believe In-N-
Out can be a great fit in Meridian—just not here.

our o?ice. As you may be aware, the City does not determine which food service or business locates at a property,
the City regulates the land use of various properties while businesses decide to locate at given sites or areas
based on market conditions.
Because this project is part of an open application, the Mayor and City Council members are prohibited from
commenting outside of the public hearing. We take public feedback seriously and want you to know that we have
received your email and have read your comments.
