Dear Meridian City Council and Mayor’s Office,
I’m writing to express my strong opposition to In-N-Out’s appeal to override the Planning & Zoning
Commission’s denial for their proposed location at Ten Mile and Lost Rapids.
The 1-4 vote to deny accurately reflected the overwhelming concern from local residents and the serious
shortcomings of this location. The traffic impacts alone should disqualify this site. The area around the
CostCo development is already overwhelmed, and placing one of the most traffic-intensive fast food
chains in this exact spot would severely compromise traffic flow, pedestrian safety, and emergency
access—especially with nearby parks and school bus stops just hundreds of feet away.
This corner is surrounded by neighborhoods, parks, and children. The proposed site is within 700 feet of
three school bus stops and two of the city’s busiest parks. It’s also worth noting that In-N-Out’s traffic
study was conducted in December, deliberately avoiding the peak traffic conditions of spring, summer,
and fall. Meridian deserves responsible development that aligns with the city's long-term vision—not a
short-sighted exception for a business that brings a million extra cars a year to an already-strained
intersection. Our neighborhood is not the right fit for a high-volume drive-thru like In-N-Out.
I appreciate In-N-Out’s gesture to reduce late-night noise by modifying hours and deliveries, but this
doesn’t resolve the core issue: location. There are dozens of commercial parcels in northwest Meridian
far better suited for a high-traffic business without impacting residential quality of life. Please uphold the
Planning & Zoning Commission’s decision and vote NO on In-N-Out’s appeal. Thank you for listening to

the City regulates the land use of various properties while businesses decide to locate at given sites or areas
based on market conditions.
Because this project is part of an open application, the Mayor and City Council members are prohibited from
commenting outside of the public hearing. We take public feedback seriously and want you to know that we have
received your email and have read your comments.
