After discussion with our client, he would like to take the continuance and make the changes to the lots. We will

The project Shafer View Ridge Subdivision has been scheduled for hearing and noticed to the public so changes
cannot be made at this time unless you would like a continuance to renotice the application and redesign the plat.

Also, we have an update that a?ects both Shafer View Ridge and Mondt Meadows.
The irrigation pond, slated to be on a common lot in Shafer View Ridge and to be shared between projects, will
need to be relocated to lower ground. We are working through the details with our clients, but the most obvious
solution is to place it on one of the buildable lots in Mondt Meadows. My understanding is that reducing the
number of lots is allowable on an approved pre-plat, so hoping that that won’t be an issue there. To gain back the
lot that Dan will lose in Mondt Meadows, we are looking at an adjustment to the lots in Shafer View Ridge.
I will upload the updated drawings when I upload the revised narrative, but wanted to give you a heads up and see
if you had any general concerns.

Hi Linda,
I saw the task and was just looking through it – I will update the narrative. I’m curious if the block length on the
north side of Shafer View Dr is relevant since the project property is all south of the road? It seems that would be
out of our control.
Either way, I will update the narrative and get it back to you soon.

Good Morning Gregg,
Could you please revise the project narrative to request a waiver for the block face length on the existing road. The
waiver for block face length as the block face for the existing street exceeds the 750 feet requirement.
This is the information in the sta? report:
“The existing street, Shafer View Drive, measures approximately 1,194 feet on the north side and 873 feet on the
south side, both of which exceed the maximum block length requirement of 750 feet. The applicant is therefore
requesting a waiver from City Council to allow the block face to exceed this standard.”
