Vacation of a public utilities, drainage, and irrigation easement located on a
portion of Lots I, 2, 3, and 4, Block 2, of Strada Bellissima Subdivision No.1.
Staff has reviewed this submittal and offers the following comments:
APPLICANT'S REQUEST/SUMMARY
The Applicant, Pinnacle Engineers, has requested the City's consent to vacate the platted public utilities,
drainage, and irrigation (PUDI) easement located on a portion of Lots 1, 2, 3, and 4, Block 2, of Strada
Bellissima Subdivision No.1. The Unified Development Code II-5A-I, requires the City Council to be the
decision making body on vacations applied for in the City of Meridian.
When Strada Bellissima Subdivision received preliminary plat approval, the subdivision did not inelude a
small out parcel located off the northwest comer of S. Meridian Road and W. Victory Road. Because this
out parcel was not part of the subdivision, a PUDI easement was created around the perimeter of this parcel
(within the boundaries of the subdivision). Since that time, the developer of Strada Bellissima has acquired
and annexed that out parcel and will be doing a property boundary adjustment to incorporate the out parcel
into one of the lots within Strada Bellissima. With the inr.;urpuraliun uf lhis parr.;t:l, lhe platted easements
along the boundary of this subdivision are therefore, no longer needed.
Idaho Power, Intermountain Gas, Qwest Communir.;aliuns, and Cable One have all submitted consent for
relinquishment of the easement. The Applicant has included said documents with their application. The
Meridian Public Works Department has no facilities within this easement, or plans to use this easement in
the future, and has no objection to the relinquishment of the easement.
LOCATION AND ZONING
The portion of Strada Bellissima Subdivision No.1 where the subject easement lies is zoned L-O and is
located off the southwest comer of S. Meridian Road and W. Victory Road, in the SE ';4 of the SE ';4, of
Section 24, Township 3 North, Range 1 West, B.M.

North - Office, zoned L-O
South - Rural residential properties, zoned RUT
East - Office, zoned L-O
West - Office, zoned L-O
OWNER OF RECORD
The owner of record of Lots 1, 2, 3, and 4, Block 2, of Strada Bellissima Subdivision No. I, on which the
subject easement lies, is Strada Bellissima, LLC. The owner has submitted notarized consent for the subject
application.
RECOMMENDATION
