Broadway Ave. #102 Meridian, ID 83642 RE: CapEd at Ten Mile Center-Conditional Use Permit Application Project Information 657 S Vanguard Way Meridian, ID83642 APN: R8484O40030 Zone: C-G Total Acres: +/- 1.49 acres Project Description The current proposal is for a new 10,884 square foot building for Capital Educators Federal Credit Union at the corner of Ten Mile Road and S. Vanguard Way with a detached drive -through.The building will utilize wood framing and trusses for the structure, light gauge metal framing interior partitions, and parapet roofs. This CUP is seeking approval for the detached drive-through. The site includes a detached two-lane drive-through with bypass lane for the credit union, parking, trash enclosure, and landscaping.The attached site plan accounts for drive-through stacking, vehicle flow and customer and employee parking for both the tenant space as well as the credit union. The detached drive-through will contain two self-service automated teller kiosks, one in each lane. The parking lot is configured to provide fire access on the south side of the building and to allow any emergency vehicles to circulate independently of the drive-through lanes. Parking accommodates 43 total vehicle stalls with 3 accessible spaces. The quantity exceeds the City of Meridian's requirements for one stall per 500 square feet, which equates to 22 required stalls. However, the Ten Mile Development requires 4.5 stalls per 1000 gross square feet which equates to 49 stalls. Following the design review of this project with Brighton Land Holdings, LLC/Ten Mile Crossing, Inc., the current parking lot layout was deemed acceptable. Work will be done to reconstruct a portion of the existing multi-use pathway to the west to account for the new building's footprint. The new sidewalks and sitework will tie into the existing pathways and sidewalks with pedestrian connectivity to the trash enclosure and future connections to the adjacent parcel across the service drive.
