Land Use The Future Land Use Map for the Meridian Area of City Impact, as adopted by Ada County, designates the site as Mixed Use Non-Residential, which include employment centers, professional offices, flex buildings, warehousing, industry, storage facilities and retail, and other appropriate non-residential uses. The proposed zone of I-L (Limited Industrial) is compatible with the Meridian Comprehensive Plan, as adopted by Ada County. Comprehensive Plan Goals and Policies The proposed flex space and storage condominiums are compatible with the following goals of the Meridian Comprehensive Plan which encourages non-residential type development within close proximity to the City's wastewater treatment facility, a balance of land uses, flex-space in industrial areas, and compatibility with surrounding uses. Goal 3.06.00: Ensure a variety and balance of land uses within the Area of City Impact. Goal 3.06.02E:Discourage residential land uses in close proximity to the Wastewater Resource Recovery Facility, the Intermountain Gas Facility on Can-Ada Road, and other incompatible land uses. Goal 3.07.00: Encourage compatible uses and site design to minimize conflicts and maximize use of land. Goal 3.07.01D: Preserve the industrial base within designated industrial land use areas by discouraging non-industrial uses and focusing on light manufacturing, distribution,flex-space, and base-employment.
