parcels as allowed under the Short Plat process.
Dear Ms. Canning,
This letter will serve to fulfill the Short Plat Application Checklist requirement to provide
a narrative describing the proposed project.
As you are aware, Brighton Properties is the owner and developer of Ustick
Marketplace, a shopping. center located on the northeast corner of Eagle and Ustick
Roads in Meridian. The shopping center was originally platted in the summer of 2005 to
accommodate at least two large retail anchors and numerous smaller commercial users
along Eagle Road. Lowe's Home Improvement now occupies Lot 1 of the Subdivision
and we have successfully developed several of the smaller commercial parcels along
Eagle Road. Lot 10 of the Subdivision is a large, 11-acre, parcel directly to the north of
Lowe's. It is zoned C-G. This parcel was originally platted to accommodate a large
retail anchor or, after subdivision, several smaller, mid-size, users.
Brighton Properties has received several attractive offers from smaller, mid-size, users
that would fit well on Lot 10. Thus, we are submitting this Short Plat application to
subdivide Lot 10 into four (4) new parcels.
As we discussed in our Pre-Application Meeting on January 10, 2007, this proposed
subdivision qualifies for the Short Plat application process.
It should be noted, that Lot 10 has been kept in agricultural use over the last two years
but that the landscape buffer along the public roads and any improvements to the roads,
as required in the original development, have already been completed. We are
submitting the original landscape drawings again for your review.

of the UDC and with acceptable engineering, architectural and surveying practices and
local standards in the preparation of this plat and subdivision.
