I feel I must share 2 concerns with you regarding the above application.
1. I have never received a notice from the city regarding the above even though my
property is within 300ft of the proposed development.
2. The above hearing is to consider a rezone for the Sundial Subdivision from R-4 to R-8.
This is to accommodate several undersized lots in the Subdivision.
About 2 months ago, myself and many of the affected homeowner that border the
subdivision met with representatives from Gemstar Development. One of the primary
issues that was voiced was the undersized lots inside the subdivision. The concerns
ranged from cookie cutter houses wedged into the subdivision to the affect it would have
on our property values. The developer agreed to look into the matter and try and redraw
the property lines. This apparently didn't happen.
It should be understood that the only access into the new subdivision is thru the Turtle
Creek Subdivision. This creates a problem with the homeowner associations in that
houses on the same street would be in two separate homeowner associations with different
rules (Cinnamon Place and Marburg). In addition, some ofthe undersized lots are in that
situation.
I oppose the rezoning from R-4 to R-8. The undersized lots will have a negative affect on
our property values. In addition the types of homes these small lots will accommodate
would have a negative effect because they will not fit the existing arcatecture of the
surrounding homes.
The Sundial Subdivision is in effect an "infill" situation. Has the City of Meridian
considered it in that light? I know the City of Boise is making changes to resolve the
same situation as mentioned above.
I watched a small neighborhood in West Boise that I lived in almost completely destroyed
because of inadequate infill regulations, lets not let it happen here.

To Whom it May Concern:
I am writing regarding the rezoning of the 10+ acres of the proposed Sundial subdivision from R4 to R8. I am a
homeowner in the adjoining Turtle Creek subdivision and I am greatly disturbed by this possible rezoning. I object
to this rezoning for several reasons, including the fact that this will significantly increase the traffic through our
subdivision as all homes built in Sundial will have to use our subdivision's roads to access other main roads.
Additionally, I am concerned about the affect these smaller lots will have on our property value. Both Tumble
Creek and Turtle Creek have larger lots and good sized homes and a rezoning to R8 for the Sundial subdivision is
not in keeping with the aesthetic appeal of the surrounding neighborhoods. Many home owners in Turtle Creek
have been lead to believe that when this area was eventually developed it would be along the same guidelines as
their subdivision. Had I known this land could be rezone to R8 I would never have purchased my home in Turtle
Creek.
I understand that there may be a need for these smaller zoned lots, but with all the land still being developed in
Meridian I think there are better parcels of land available for this, especially land that is located closer to a major
road and can access it without traveling through another subdivision. These types of decisions need to be made a
head of time so that those purchasing homes know exactly what type of neighborhood they are getting into.
Please add my comments with those who strongly appose this rezoning. It is not in the best interests of the
neighborhood, the community, or the city. Show the developers that money doesn't always win out and isn't the
primary concern for our city leaders. We want to create a community we all can be proud of.
I would also like to add that although I was notified in October of the intent to develop this land I never receieved
any notification of the intent to rezone this property and I live within 300 feet of this area.
