Daren,
Unfortunately we will not be able to attend the City Council Meeting on Tues 03/13/07, but
wanted to state that we appreciate you working with us to address issues that have arisen in
regards to our property located at 3475 East Falcon Dr, lot #7 of the current Golden Eagle
Estates. For clarification, our property is on the cul-de-sac at the far east end of the street.
You have our support for the project. We would like to reiterate items that we have agreed to
for the record.
1] Our main concern, as was also read into the record at the P&Z meeting, was our mature
pine tree landscaping that is in the easement and would have to be removed in the original
plan for the Harcourt curbing and landscaping to extend around the cul-de-sac in front of our
residence. Due to the mature nature of the landscaping, P&Z advised Mr. Fluke that they
would like him to work with us on a solution to save the trees in this area. ACHD advised Mr.
Fluke that he could either end the curbing at our property line or pull the radius of the cul-de-
sac back so that the full landscaping/curbing could be accommodated without use of our
easement. Mr. Fluke has indicated that the applicant will chose the option to pull the cul-de-
sac back to the west and add the curbing/landscaping so that it will be uniform with the rest of
the development. He has assured us that it will not impact our existing landscaping.
2] Our driveway runs east - west approximately following the south border of the proposed
Harcourt lot #13 intersecting the cul-de-sac approximately perpendicular to the Harcourt lot
#14 which will be a pathway between the new cul-de-sac and the existing Falcon Drive cul-de-
sac. We had a concern that due to the downward grade of the pathway, kids on bicycles or
skateboards would come out directly in front of our driveway causing a safety concern. Mr.
Fluke has assured us that the pathway will intersect with the sidewalk, but that there will be an
eight foot wide landscape buffer that will be between the pathway and the road preventing a
potential conflict with exiting/entering our driveway.
We really appreciate you responding to our concerns and meeting with us in a timely fashion
over the months since you met with us at the initial information meeting prior to plat submission
to the city. You have been most helpful and we appreciate your time.
