unplatted parcel of land located in the Northwest 1/4 of the Northeast 1/4 of Section 12,
Township 3 North, Range 1 West, Boise Meridian, City of Meridian, Ada County, Idaho
more particularly described as follows:
Commencing at a the 1/4 corner common to Sections 1 and 12, T.3N., R.1 W.,
B.M., from which the Section corner common to said Section 1 and 12 and Sections 6 and
7, T.3N., R.1 E., B.M., bears South 89026'53" East, 2,655.21 feet; thence on the north
boundary line of said Section 12, South 89°26'53" East, 534.30 feet to the Northwest
corner of Midtown Square Subdivision as filed in Book 65 of Plats at Pages 6667 and 6668,
records of Ada County, Idaho; thence on the westerly boundary line of said Midtown
Square Subdivision, coincident with the easterly boundary line of Cherry Blossom Place
Subdivision No.1 as filed in Book 120 of Plats at Pages 18710 to 18714, records of Ada
County, Idaho, South 17039'59" East, 1,266.66 feet to the Northeast corner of said Lot 14
and the POINT OF BEGINNING;
thence continuing, South 17039'59" East, 24.45 feet to the Southwest corner of said
Midtown Square Subdivision;
thence leaving said westerly boundary line on the south boundary line of Midtown
Square Subdivision and the easterly prolongation thereof, South 89017'53" East, 311.02
feet to the Northwest corner of a parcel of land as conveyed by a Warranty Deed recorded
as Instrument No. 95018136, records of Ada County, Idaho;
thence South 00°24'24"West, 99.15 feet to the Southwest corner of said parcel;
thence on the north boundary line of a parcel of land as conveyed by a Corporate
