Bridgeway Place, Eagle, ID 83616 | (208)377-5700 June 26, 2025 Caleb Hood City of Meridian 33 E Broadway Ave Meridian, ID 83642 RE: Flex Space –UDC 11-4-3-18 Dear Caleb, Thank you for the opportunity to submit this letter regarding the proposed changes to the UDC Flex-Space standards. As always, we appreciate and value the City’s ongoing efforts to make Meridian an incredible city to live and work. Based on our experience working with a wide range of flex users and developers throughout the Treasure Valley, we are concerned that the proposed increases in office/showroom and parking requirements do not align with needs of many flex space users. These changes will make it difficult for the market share of flex tenants to locate in M-E and C-G zoned property in Meridian and may unintentionally limit the economic benefits that come from attracting and retaining a diverse tenant base in those zones. We ask the City to consider the following adjustments to the proposed code changes: • Reducing the minimum office/showroom percentages to 15% in M-E Districts and 20% in C-G Districts; and • Adjust parking requirements to 1 stall per 1,000 SF of gross floor area. We fully support the City’s employment objectives and encourage a more market-responsive approach that preserves the long-term viability of flex space development in Meridian.
