WRITTEN NARRATIVE
SOLITUDE PLACE SUBDIVISION N0.2
Solitude Place Subdivision No. 2 contains 52 single-family residential lats on 16.84 acres. The smallest
lot is 5,792 square feet, with the average lot size 8,679.9. Six common lots are located within the project,
totaling 3.04 acres (18 percent open space, 18 percent usable open space).
This property, located at the southeast corner of E. McMillan Road and N. Meridian Road, adjoins
Burney Glyn Subdivision on the south. The property is zoned R-8, which is consistent with the Meridian
Comprehensive Plan Map designation of Medium Density Residential. The gross density of the project is
3.09 du/acre, and the net density is 3.88 dwelling units per acre.
Sewer and water is currently at the site and will be continued through the property to connect with
existing services. The project will provide active and passive recreational opportunities for the residents
of the subdivision. The developer will provide sprinklers, trees, grading, pathways and. hydro-seeding or
drill-seeding of common areas.
The final plat conforms with the approved preliminary plat and meets all requirements thereof. The
project conforms with all requirements and provisions of the UDC. The project was designed using
acceptable engineering, architectural and surveying practices and local standards. The project was
annexed under Ordinance 06-124$ (recorded as Instrument No. 106137049), and the Instrument Number
of the recorded Development Agreement for this project is 106133466.
