RE: Request for Final Plat approval Creamline Park
Dear Planning Department Members:
On behalf of Creaml.ine Association LLC, please accept this request for final plat approval of 6
industrial lots and 4 general commercial lots. This subdivision is located on the north side of west
Franklin Road. Creamline Park is compatible, with other existing uses in the area north of Franklin
Road between Linder and Meridian Road.
The proposed design is in compliance with the current codes and ordinances and requires no variances
for this application. The Eight Mile Lateral is the only Natural Feature which divides the proposed
industrial and commercial uses on the site.
Proposed design for the General Commercial Zone has two lots on each side of proposed NW 13th
with Lots 1 and 9, Block 1 taking access from NW 13'' and another two accesses being proposed for
Lots 2 and 10, Block 1, both being over 300 feet from proposed NW 13th.
Proposed design for the Light Industrial Zone has six lots on the end of proposed NW 13t' cal -de -
sac. The lots of 4-7 will take access from the cal -de -sac at NW 13"' and the proposed 40 foot wide
cross access easement between the lots. In addition the developer understands and will share with the
future buyers the possible need for additional access depending on the type of uses and buildings
proposed on these lots in the future. These future uses may need additional water and access due to the
building size and location. The developer plans to build all of these buildings if at all possible and he
understands he may need to comply with additional requirements to comply with the Fire Code
requirements.
The total site is approximately 32.75 acres and currently under agricultural uses with no existing
buildings. There is water and sewer and other utilities available for the developer to go get to the north
and south. We believe this request is identical to the other requests in this area and would ask the
City's approval.

EXISTING- CONDITIONS:
The development site was previously used as cultivated farm land and a single
family residence.
DEVELOPED CONDITIONS:
Creamline Subdivision has IO -buildable commercial/industrial lots on 32.75
acres. The storm water runoff from the streets will be collected in catch basins and piped
to be pretreated in sand and grease traps and stored in infiltration swales prior to
percolating into the ground. The swales have been sized for a IOo--year storm event.
The onsite drainage from the individual lots will be included in the design of each lot and
is not served by the systems for this subdivision.
