Re: Uplifted Gym 3410 W Nelis Dr Conditional Use Permit
Dear Planners,
Uplifted Gym is an existing business located at the Cherry Plaza Shopping Center in Meridian. They are outgrowing
their existing space and plan to open up a larger, more usable facility in the Light Industrial zone of 3410 W Nelis.
The existing building at 3410 W Nelis was built in 2021/2022. It is a Pre-Engineered Metal Building (PEMB) with
vertical ribbed metal panels, stucco exterior walls and a split-faced CMU base. It's a 34' tall building with interior
tenant divisions for 3 separate tenants. Suite 100, where Uplifted plans to move in, was approved and built-out for
Arroues Specialties as a Storage space for Blind Appeal, the tenant in Suite 120.
Uplifted is membership based with 6 rotating expert coaches, lifting up each other and the community through
health and fitness. They offer a safe and positive environment for anyone of any fitness level to thrive. Their focus is
on one-on-one coaching for maximum results. While coaching hours vary throughout the day, the facility will remain
open to members 24 hours a day, 7 days a week, all year long. There are currently 220 members, though there are
at most 15 members there at a time.
The assigned use for this private fitness facility is Indoor Recreation Facility, which is a Conditional use in the I-L
Zone. As such, we are submitting a Conditional Use Permit in order to allow the proposed use. No exterior or
interior work is anticipated or included in this request and subsequent Occupancy Permit.
Even though the I-L zone parking requirement is 1 space/2000 SF of space, we understand that a higher 1/500 SF
calculation will be applied for the proposed use. As such, we are adding 13 total spaces to the existing asphalt
parking lot drive area: 5 spaces along the western edge of the existing asphalt plus 8 more along the southwest
edge of the existing asphalt separated by the trash enclosure and some landscaping. Calvary Chapel on the
adjacent lot has approved the use of up to 25 stalls on their property if so needed.
As no site work beyond pavement markings on existing asphalt will be completed, we are requesting an alternative
compliance method to 11-3B-8 - Parking lot landscaping article C.2.b. stating: "No linear grouping of parking spaces
shall exceed twelve (12) in a row, without an internal planter island" to compare the number of existing trees within
parking lot planters with the number of existing and proposed parking stalls. At 38 stalls total proposed, only 3-4
parking lot island trees are required. There are 8 already on site within the parking lot, excluding the landscape
buffer trees. These were all installed as part of C-Shell-2021-0044. More than enough to meet the requirements.
