Legal Description for Rezone to R-8
A parcel of land being a portion of the Southeast 1/4 of the Southwest 1/4 of Section 33,Township 4
North, Range 1 West, B.M.,Ada County, Idaho being more particularly described as follows:
Commencing at an aluminum cap marking the South 1/4 corner of said Section 33, which bears
589'19'00"E a distance of 2,638.24 feet from an aluminum cap marking the Southwest corner of said
Section 33,thence following the southerly line of said Southeast 1/4 of the Southwest 1/4,
N89°19'00"W a distance of 441.29 feet to the POINT OF BEGINNING;
Thence following said southerly line, N89°19'00"W a distance of 429.33 feet;
Thence leaving said southerly line, N00°29'28"E a distance of 368.87 feet to the centerline of Sky Pilot
Drain;
Thence following said centerline the following two (2) courses:
1. 100.55 feet along the arc of a curve to the left, said curve having a radius of 220.00 feet,a delta
angle of 26°11'15", a chord bearing of N76*34'28"W, and a chord distance of 99.68 feet;
2. N89°40'10"W a distance of 386.32 feet to the centerline of N. McDermott Bypass;
Thence leaving the centerline of said Sky Pilot Drain and following the centerline of said N. McDermott
Bypass, N00'29'45"E a distance of 928.49 feet to the boundary of Apple Valley Subdivision (Book 30 of
Plats at Page 1844, records of Ada County, Idaho);
Thence leaving said centerline and following said boundary, 589'18'42"E a distance of 1,353.88 feet to
the easterly line of said Southeast 1/4 of the Southwest 1/4;
Thence leaving said boundary and following said easterly line, S00°29'07"W a distance of 991.85 feet;
Thence leaving said easterly line, N89°19'00"W a distance of 121.81 feet;
Thence N61°46'00"W a distance of 30.00 feet;
Thence 54.50 feet along the arc of a curve to the right, said curve having a radius of 50.00 feet, a delta
angle of 62°27'00", a chord bearing of 559'27'30"W, and a chord distance of 51.84 feet;
Thence N89'19'00"W a distance of 247.42 feet;
Thence S00'41'00"W a distance of 312.00 feet to the POINT OF BEGINNING.
Said parcel contains a total of 33.41 acres, more or less, and is subject to all existing easements and/or
rights-of-way of record or implied.
