Brent did a much better job of explaining this than I would have.I was simply going to say that incorporating all of these properties into the subdivision should
resolve this issue.

Hi Connor,
We look at all the J&J Hess,LLC parcels as one(1)property for development purposes. The original parcel before 1985 consisted of the SESW of Section 33,
T.4N,R.1 W. In 1985 a one-acre split application(File#88-11-OA)was approved resulting in Parcel#SO433346925,which is now owned by Cory&Rachel
Thacker.
As long as all the J&J Hess,LLC's parcels are being included in the new preliminary plat I believe that the new preliminary plat would resolve the illegal divisions
that have taken place.

Given that the parcels are all under the same ownership,and an annexation and preliminary plat is being applied for with the City of Meridian,how does the
County view this?Does the annexation nullify these splits that took place?

Hi Connor,
Brent and I looked into this and based on our research your client would likely have to recombine the properties before doing any additional splits.We managed
to track down records going back to 85,and they are all illegal splits.I believe(and Leon or Brent can correct me here if I am wrong)that for development
purposes that don't involve any additional splits or PBAs could be done with the properties as they are now since they are all owned by your client.If you wanted
more detailed information behind these properties,I thing a PIR would be in order.

We submitted an application for annexation and a preliminary plat to Meridian for this property.It includes 4 total parcels.The City provided the following
comments:
Ref.#5 Planning Review Sonya Allen 4122I25 3-04 PM Cycle 1
®Submit proof that this property is an original parcel of record(i.e.deed dated prior to April 2,1984 with a legal description for the current configuration of the property);or appn
from Ada County of RDS#6971 as discussed during the pre-application meeting.

Is this something your team can look into for me?I have attached the most recent deed and some previous ROS's.AJ Hess LLC is our client,and they own all
4 parcels.Even if they were split off for taxing purposes at some point,the development request today is for all 4.
