Thank you very much! ---------- Meridian Planning & Zoning Commission RE: El Pollo Loco CUP application (H-2025-0018) On behalf of the Bainbridge Homeowners Association, I wanted to provide a note regarding the application of El Pollo Loco as outlined in the Staff Report of June 5, 2025. \[As you may recall, Bainbridge is 573 homes that is bounded on the North by Chinden, Tree Farm and Lost Rapids Roads; on the East by Ten Mile and West side by Black Cat. We are the south & southwest side of the Costco development area where this El Pollo Loco will be built.\] With Planning & Zoning in the lead, we’ve worked together with the other surrounding neighborhoods to ensure some sanity is maintained as the Costco development area is built out. That partnership is greatly appreciated, and we ask for that partnership continue in this instance. Given the proximity to six neighborhoods—and almost 2,000 homes within a quarter-mile radius—the various businesses at this development area are all closed by midnight, with no overnight truck deliveries. Lighting is fairly minimal, and the signage is contained at the street level. While those conditions are outlined in the Staff Report, we wanted to reiterate those details are important for the residents nearby. th This will be the 9 such drive-thru at Ten Mile & Chinden—not including gas stations of Costco and the new Fast Eddy’s. We’d certainly have preferred otherwise, but preserving reasonable hours of operation and lighting conditions are most key long-term.
