The Site: Addison Circle Subdivision has frontage along Black Cat Road and an unimproved connection to W.Torana Street at the end of a cul-de-sac.Settlers Canal is along the northern boundary; Black Cat Road provides the eastern boundary; Rapid Creek Subdivision is to the south,and Oakcreek Subdivision is on the west.The site is 1.87 acres in area. TheAppiication. City Council approved application AZ PP H-2024-0040 on December 17, 2024.The approval required one off-site improvement to construct an asphalt pathway from the north property boundary to connect to an existing pathway near the canal crossing.That detail is included in the construction plans. Substantia/Comp/iance; The final plat is in substantial compliance with the approved preliminary plat and meeting all requirements and conditions of approval.The plat conforms to all other required provisions of the UDC.The plat conforms to acceptable engineering,architectural and surveying practices and local standards. The P/at:There are seven single family home lots and one landscape buffer lot along the full length of Black Cat Road.The residential lots range in size from 4,985 square feet to 7,546 square feet.The landscape buffer lot is 8,705 square feet.We have made the following changes to the final plat as required by the conditions of approval: • We have dedicated 50 feet of public right-of-way to AND for Black Cat Road. • We are providing a landscape buffer that is a minimum of 25 feet wide along the Black Cat Road right-of-way. • We have added a micropath connecting Torana Street and Black Cat Road. • We have submitted a revised landscape plan addressing the required tree mitigation, micropath connection,and fencing. In addition,ordinance#25-25-2077 was authorized by the Meridian City Council,and the development agreement(instrument#2025-015307) has been recorded.
