HomeMy WebLinkAboutPZ - Narrative PROJECT NARRATIVE Habit Burger—445 South Innovation Lane, Meridian, Idaho(Lot 5,TM Center Subdivision No. 1) The proposed project is a new Habit Burger restaurant located at 445 South Innovation Lane, within Lot 5 of the TM Center Subdivision No. 1 in Meridian, Idaho. The development will consist of a 2,800-square-foot prototypical Habit Burger building, featuring a 500- square-foot outdoor dining patio and a drive-through lane to accommodate customer convenience. The project site is a 1.16-acre parcel, approximately 148.82 feet wide by 338 feet deep, totaling 50,693 square feet. It is situated approximately half a mile north of Interstate 84, just off the South Ten Mile Road exit.The property is zoned C-G"General Commercial" within the Ten Mile Crossing(TMC) development—a 308-acre planned mixed-use development that combines retail, office, and residential spaces. Access to the site will be from South Innovation Lane, which runs parallel to South Ten Mile Road. The western portion of the site fronts South Ten Mile Road, providing high visibility. The surrounding area is developed with similar commercial pad buildings, many featuring drive-through services. Adjacent tenants include Maverik(a convenience store and gas station), Blaze Pizza, and Costa Vida to the north, and Cafe Zupas and Chick-Fil-A to the south. Several of these neighboring buildings are currently under construction, as shown in Attachment A—"Views from Ten Mile Road." The landlord will deliver the site as a graded dirt pad with all utilities stubbed to the parcel. The project will be designed in accordance with the TMC Design Guidelines, as well as the applicable Municipal Codes of Meridian, Idaho. Additionally, the project will meet all requirements of the Ada County Highway District (ACHD), the Central District Health Department(CDHD), and Republic Services for trash and recycling services. The goal of this project is to provide a high-quality, visually appealing restaurant development that complements the surrounding uses within the Ten Mile Crossing development and enhances dining options for the Meridian community.
