I am writing about Rockwell Greens H-2025-0002 since I will not be able to attend the hearing date. I don't exactly know what voice we are allowed to have in this approval process, but my major concern is traffic. All 412 lots would have to cross the McMillian and McDermott intersection and use an access of N Ersatz Pl, which is directly across the access to Lincoln Creek. There is also a large amount of traffic from Owyhee High, and everyone else using this intersection. Cole Valley Christian will have to use the same intersection and Ersatz Pl to get to the school. This is thousands of cars a day trying to access schools and neighborhoods and the access roads (Ersatz and N Glassford) that are only 300 yards away from the McMillian McDermott intersection. I think it should absolutely be a requirement for approval that this neighborhood (and any future development in this Section) has to have a road to connect to Hwy 20/26. Allowing people to access from hwy 20/26 and come down into this development, instead of forcing everyone down to McMillian and across McDermott. Since Mcdermott road was cut off from Hwy 20 with the Hwy 16 expansion, another access between Hwy 16 and Star Rd must be created to develop this area of land for residential use. In addition to the road addition, I would like to see the density reduced from R-15 to assist in the congestion that will be created. With "The Fields" and other future development planned for the area, I would really like to see infrastructure considered. McMillian and this particular intersection, with 2 schools, neighboorhoods, Rockwell Greens and plans like The Fields. just can't handle the traffic that will be created. -- Craig Cooper 1
