SO433438850, SO433438957, and SO433449000/ Springday Subdivision Sonya, The City of Meridian has requested feedback regarding the proposed annexation with zoning of R-8 (Medium Density Residential) and a preliminary plat for the Springday Subdivision, which will consist of 172 buildable lots and 18 common lots on 38.56-acres located on Parcel Nos. SO433438850, SO433438957, and SO433449000, within the City's Area of City Impact. Ada County is supportive of the application due to the proximity of the site to existing public services. Goal 2.2f of the Ada County Comprehensive Plan encourages residential development to occur at urban densities within Areas of City Impact where public facilities are available. As the Future Land Use Map of the Meridian Comprehensive Plan, as adopted by Ada County,designates the site as Medium Density Residential, which is primarily intended for single-family homes at densities of three to eight dwelling units per acre. As the gross density of the proposed project is 4.46 dwelling units per acre, the application is compatible with the comprehensive plan. The layout of the development also complies with many of the goals of the Meridian Comprehensive Plan with the proposal to dedicate over 21% of the site as open space with amenities that include a community pool with facilities, two sport courts, a pickleball court, a picnic shelter, a dog park, and pathways are supported by Goal 2.02.00,which encourages safe, attractive, and well-maintained neighborhoods that have ample open space and generous amenities; and Goal 4.04.01A, which encourages new development and subdivisions connect to the pathway system. The proposal to construct a new north/south collector street along the western boundary is in compliance with Goal 6.01.03B, which requires collectors consistent with the ACHD Master Street Map (MSM), generally at/near the mid-mile location within the Area of City Impact.
