RE: Latitude 43 Subdivision H-2024-0059 Mayor Simison Members of the Meridian city council My name is Raymond Spencer, A resident of the Woodbridge community, at 600 S Woodhaven Ave. Our home and 14 others on our street directly back up to the Proposed Latitude 43 Development. I have reviewed the design drawings for this project and generally support the project, but I do have continued areas of concern for Woodbridge residents and most specifically residents of Woodhaven Ave. going forward. The drawings do not show any homes on the lots, which I understand, as they are proposed to be built on a home-by-home basis, but as a result we do not know the true scale of the proposed homes on the lots or the true setbacks from our property line. Because I and the other 14 homes that back up to the property line of the project are smaller homes with small backyards, the prospect of towering 2 story homes at the minimum distance from our property lines that code allows is very intrusive at best. There has been no written minimum setback of the new homes from our property line. Looking at sightlines from our homes and our small backyards it seems this distance should be least 20’ from the rear of the home for a one story home, 30’ for a two story home. Also, after approving the project, I am concerned we may be open to a “bait and switch” as the property owner and homebuilder are two separate entities. If the homebuilder (who’s design elevations are represented in the application), drops out due to unforeseen circumstances (for example fluctuations in costs or the economy), the approved project still could be built with a different builder with no further input or review by the city or the public as long as the general plan and number of homes remains the same. With a change in builder, the home design intent may not be the same concepts submitted with the application, but something very different looking with no opportunity for city or public review and comment. I would respectfully request the opportunity for the city and public to review any future changes in the event of homebuilder and /or ownership changes to avoid a potential “bait and switch”. I am very concerned that privacy and the scale of our neighborhood could be compromised under these circumstances without the opportunity to review. Thank you very much, Raymond Spencer 1
