"=-lJ.= :ff.~!~: Dear Sonya: 1 : .",. ~. : Attached is a detailed summary concerning the revisions made to Waverly Subdivision. lThe revisions are as follows: PRELIMINARY PLAT ANALYSIS ;:.:;; 1. The site plan has been modified to reflect a 20-foot wide landscape buffer along the west, north and east bQundary as tequired per UDC 11-2B-3. 3. Two common lots have been added (lots 3 and 6, block 1). Therefore, lots 2 and 5, block 1 no longer abut the common drive. The number of dwellings accessing each drive is four which is in compliance with the UDC 11-6C-3D. :; ::40 8. The (1974) recorded plat of Greenhill Estates No.2 delineates a 50-foot wide stub street (Hickory Way) along the north boundary of Magic View Subdivision. However, the stub street do~s not physically exist. ~It is what we refer to as unimproved/unopened right!of-way. There are landscape improvements within Jhe right-of-way. I discussed the stub street with the adj~~ining neighbors and they indicated that they were told that nQ; stub street corinections would be made to their subdivision. They already fought that battle with Woodbridge Subdivision. It is the neighbor intent to vacate the right-of-way associated with Hickory Way. ~;.~ ~~:;:-: ;. ..:. ~.. We do not believe it is reasbfnable to belie~e that the stub street will be extended into the site east of the subject property. In reviewing the aerial photo with the assessor map overly, it appears the stub street does not abut the boundary of the proposed Waverly Subdivision. .. Three trash enclosure locations have been added to the site plan. These locations are subject to approval by Sanitary Service Company. 1 c. A floor plan is attached with the covered courtyards and the covered patios higWighted in yellow. All units will meet the requirement for 80 square feet of open space. 1 d. We added information on the site plan which indicates the property management office, maintenance storage area and central mailbox will be located within the clubhouse. . ...: 1 e. All garages will acco~odate two vehicles. We are incompliance with UDC 11-3C-6. 11.'11 5. None of the proposed building will exceed 10,000 square feet.
